Resale/ New Construction
Whether you are in the market for a resale property or new construction it is in your best interest to have a professional assist with your purchase. We value each client independantly for this reason. Every situation is different and handled very carefully to ensure the best possible outcome.
Strong negotiations are needed with both purchases. Resales require not only general real estate knowledge and professional handling but also customer and sales basis, price valuations, negotiations and proper presentations to get what you want.
While all of that applies to new construction as well you should be aware that a seasoned professional such as Leonard can get you more than the best price on a new home but also be sure all dealer incentives are accounted for, junk fees reduced or eliminated and secure contracts are in place with realistic financing terms if needed.

1st Time Buyers
If you are buying for the first time knowing the ins and outs of real estate can be tricky. Having the best possible coach in your corner is to your advantage.
Here are a few things you should know:
1. You don't pay fees to us for our services as a buyer. Any fees paid to us are collected from the seller who needs to sell their property. Junk fees are not in our vocabulary either. We will not present you with a bill now or in the future whether or not we found you the right property.
Honesty and integrity are our #1 policy and that you will experience for yourself.
2. Mortgage assistance is available at no cost. Prior to locating a property you should have a pre-approval letter from a lender if cash is not an option. We can direct you to the right lender to assist with this to get you on the right track. We do not charge for this service either.
We may also help negotiate a by owner financing option for you at no charge.
3. You found a home with another agents name on the sign...
We will act as a buyer's agent for you. We can show you and sell you any property you see or we find for you. The property is likely to be listed by an agent representing the seller. This is helpful during negotiations. You can see or put in an offer on any property through us regardless of who has the property listed.
4. If the property is "for sale by owner" we can still assist you in buying the property if interested and any fess will be worked out with the seller. This will ensure you get the best price possible and a professionally prepared contract that will provide great piece of mind and security.
5. Inspections, closing ect.
During the course of the purchase it will be necessary to obtain inspections, appraisals and retain title companies for searches, title insurance, closings ect. and in some circumstances other contractors. We have recommendations for these services with qualified people we have previously used all over Florida. If financing we will also be sure that these fees are associated with your mortgage to prevent any unnecessary out of pocket fees.
